What’s the difference between a full rate (6%) agent, Flat 5, and other discount services?
The only difference between a 6% agent and the Flat 5 program is your cost. You are getting a full service experience for a substantially reduced fee. All other flat-fee and discounted services are riddled with hidden costs, up front fees, lack representation and/or have misleading terms.
Why wouldn’t everyone use this service if its the exact same as agents who charge 6%?
I can only take a maximum of 5 new listings per month in order to provide the service you deserve. Please inquire to confirm availability
Do you take any listing?
Almost! I am not currently accepting mobile/manufactured homes, Co-Ops or fractional ownership. I can accept any single family home, townhome or condo in the greater Phoenix area up to $1.5M. (please inquire for options over $1.5M)
Do I have to pay a buyers broker a fee?
No, you will never be required to pay a buyers broker fee. While it is generally beneficial to be open to a buyer broker fee with the right offer, it is not necessary to offer one. As of August 2024, agents can no longer see if compensation is being offered on a home, and will show your home to a buyer regardless if there is any offered compensation. In the event another agent has a buyer that provides you with an offer and requests seller compensation you can decide if that fee is acceptable, just like any other term or condition in a given offer.
