You can’t miss it. The trademark lush foliage and red steel of an ultra-contemporary building – It’s an Optima condo complex. The 230 unit Optima Biltmore on Camelback Rd and 24th street offers luxury condo units of 1, 2, 3 and 4 bedrooms. Two towers comprise the complex including a rooftop pool and spa, a clubhouse, and a top of the line fitness facility.  It’s literally unlike any other building in town (besides Optima Camelview in Old Town Scottsdale and Optima Kierland coming to North Scottsdale in 2017).

What’s it like living at Optima Biltmore?

Pretty good! The majority of residents are friendly and welcoming. Pets are allowed in the complex, with a maximum of 2 pets per unit. There are currently 137 properties registered as rental units in the complex, so expect a mix of about a 50/50 renters vs owners. Security is tight – each resident has an access device to get them into the complex. There are security agents on the property nightly in additional to the 16 surveillance camera at the property. The cameras are actually made available to all owners inside the building on channel 22 – a great feature indeed.

Parking varies between 1-3 spaces per unit. It’s not uncommon to rent additional spaces from other residents who don’t need the parking. If all else fails, passes are available across the street in the commercial parking garage.

So what’s it like to live on one of the poshest corners in town? For starters, within mere steps of the Biltmore fashion park, all your upscale shopping and dining is a breeze to access. The area surrounding the complex is seeing an influx of revitalization. The new Camby Hotel replaced the dated Ritz Carlton in Q1 of 2016, encouraging a more youthful influence to the Biltmore area. With one of the most central location in Phoenix, you simple cannot beat the ease of access to other parts of town.

How much is the HOA in Optima Biltmore?

The HOA fees in the Optima Biltmore vary depending on unit size. To get a general idea, about 50 cents per sq. ft. They are by no means an inexpensive HOA, but the luxury amenities and top Phoenix location demand the rates. Fortunately the HOA fees cover all the monthly utilities in addition to the full grounds maintenance, security and basic cable.
