Biltmore Highlands – The Best Kept Phoenix Secret

The Biltmore Highlands neighborhood is an absolute a gem of a neighborhood.  Where else in the valley can you get views for pennies on the dollar and still be in a centrally located private neighborhood? If you have never heard of it, I’m not surprised – the neighbors don’t want to make a big deal about their little secret.  There are a total of 222 homes in the mountainside community, of which only 2 are for sale at this very moment.

Residents of the Biltmore Highlands community are in the top rated Madison School District, a requirement I hear from clients on a routine basis.  With approximately 80 people under 20 years old, the neighborhood is predominantly families and middle aged households.

Geographically speaking, Biltmore Highlands is wedged between the Piestewa Peak Park to the North and East, the 51 Freeway to the West and Lincoln View neighborhood to the south.  The 85020 zip code is a surprise – It is the only community west of the SR-51 that 85020 extends to. If you are searching for homes east of the 51, make sure to include this zip code, as there are some really great opportunities in this anomaly of a neighborhood!

With a 1-2 minute drive down around the hill, you are smack dab in the middle of the Biltmore shopping and business districts.  The 51 freeway on ramp is a mere 60 seconds away, making travel to the rest of the valley a breeze. Piestewa Peak Park Trailheads for hiking and biking and even horseback are just a hop skip and a jump away.

So what’s not to love about this neighborhood? Well, not much if you ask me.  A private retreat smack dab in the middle of the city with reasonable pricing is about as good as it gets.  With the majority of the homes built in the 70’s, renovations are underway in many of these homes, but good project properties still become available. So there you have it, one of my favorite lesser known subdivisions in Phoenix.  There’s another community in Phoenix that’s similar that many locals don’t even know about.
